The largest office building in Romania will open this spring

Palas Campus is the largest regional business community and one of the most competitive business hubs in Romania. At the same time, this is a mixed-use urban regeneration project that revitalizes the Sf. Andrei area, an underdeveloped central area of Iași City.


The 120-plus million Euro investment made by IULIUS Company will open this spring.


Located in the proximity of the Palas Iași mixed-use complex, Palas Campus is the largest office building in Romania, providing a leasable aera of 60,000 sqm.


The class A office complex is fully leased by 12 major international companies operating in industries such as IT&C, automotive, banking, and health & pharma.



Palas Campus integrates 54,000 sqm of office premises and another 6,000 sqm of retail premises and included 6 building blocks that were built and fixtured in line with the highest quality and sustainability standards. With heights up to 6 floors, the buildings are laid out so as to create a relaxing inner courtyard, with nature inserts and promenade areas. Two underground levels allotted to a parking lot with a capacity of approximately 625 spaces.


The campus includes outdoor coworking spaces, while the ground floor accommodates restaurants, coffee shops and terraces, supermarket, gym, medical hub, and an area for services. The project is fitted with 650 meters of bike lanes, 500 secure bicycle parking spaces, 6 changing rooms and showers, as well as 16 electric vehicle charging stations.


Palas Campus is an energy efficient building, being the only project in Romania to undergo a dual green certification process:


  • EDGE – International Finance Corporation (IFC)

  • LEED – US Green Building Council


In 2021, the project contracted the first green loan granted to a Romanian company by the IFC, part of the World Bank, in the amount of 72 million Euro.


Palas Campus consolidates the office portfolio of IULIUS Group, developed via the United Business Center nationwide network operating in Iași, Timișoara and Cluj-Napoca, and including 15 class A office buildings with a total area upwards of 242,000 sqm, which accommodate the head offices of more than 70 companies and 25,000-plus employees.
